As a foreigner how to cost effective for rent a monthly apartment in Bangkok
Looking for a house in the early stages:
1、use some websites or apps, but sometimes I am not sure about the reliability of the housing source.
2、Use Google Maps to find a house in the area where you want to live, and go to see if there is any housing information posted, or inquire about the property.
3、Find a Thai/Chinese agent to recommend a house (this is the quickest and most convenient! I was helped by a friend at the time~) The intermediary fee for finding a house in Thailand is borne by the landlord.
After finding a house:
1. How to pay the rent?
Generally, it is a monthly payment, specify the date of each month, ask the landlord for the contact information and account, and transfer the money within the specified time.

- Renting a house in Thailand requires a deposit. Generally, you deposit two to pay one.

3. Check-out deposit/early check-out?
- If you check out early, the deposit will not be refunded in most cases. You can negotiate with the landlord in advance!
- One more thing, when you check out, you need to deduct the room cleaning fee+air conditioning cleaning fee. The cleaning fee is about 700-1000/Baht per room and the air-conditioning cleaning fee is 800-1000 Baht/unit

5. Water bill, electricity bill.
- You need to pay by yourself every month according to the bill. You can pay through the Bank of Thailand/It seems you can also go to 711 to pay (the order will have a mailbox corresponding to the room downstairs in your apartment)
- Remember to take a photo before moving in: water and electricity meter data.

6.TM.30 Immigration Bureau declaration (24h reporting)
- TM.30 Proof of address, this is very important‼ ️
- It is required by the Thai Immigration Bureau from foreigners and will be used for subsequent visa renewals.
- Remember to ask the landlord (or have an agent handle it on your behalf) to ask for the TM.30 declaration form.
- If there is a fine for overdue processing, you can ask the landlord to pay the fine.
- To apply for proof of address at the Immigration Bureau, you need: rental contract, landlord’s ID card, and copy of the land deed. (The information I collected is in case any UU needs to handle it by themselves.)

7. Things to note before check-in
- Go to the property to apply for access control card, fingerprint/iris scan, and change password
- Confirm the furniture list and keep photos/videos of the house as it is to prevent disputes when checking out. If you need to add necessary furniture and appliances, you can also apply to the landlord and ask the landlord to purchase them!
- Carry out a second general cleaning, disinfect the bed sheets and mattresses, and check the use of various furniture and appliances.
- Make a shopping list, take measurements, don’t go on a shopping spree.
- You can ask the landlord to see if there are residents nearby and what country the neighbors are from, so as to increase safety vigilance.
