Bangkok Apartment Prices for 2024
Apartment and condo prices in Bangkok have been rising over the past decade, especially in the city's most popular areas for expats.
As a result, many "Complete Guide" Bangkok real estate prices from a few years ago are at best out of date and at worst 30-40% lower. This can make figuring out how much you should pay for an apartment more challenging than it needs to be.
To help you get the best value for money when renting in Bangkok, we've scoured a variety of property listings and combined the data with first-hand knowledge of Bangkok rentals to create a detailed list of what you're looking for in a variety of properties desired price point.
Let’s start with the ultra-affordable apartments in Bangkok, which are priced at THB 10,000 per month or less.
Apartments in Bangkok for 10,000 Baht or le
Most apartments in Bangkok under 10,000 baht are located at the end of BTS and MRT lines. You’ll find many condos in this price range starting from the On Nut BTS and ending at the Sukhumvit Line, as well as the Huay Kwang to Bang Sue section of the MRT.
For 10,000 baht or less, you can rent a small studio apartment in Bangkok with an area of about 20 to 40 square meters. You'll also usually have a small balcony that doubles as a place to dry clothes, and a simple bathroom. If you're lucky, you might even get a small kitchen.
If you are looking for a very cheap apartment (for example, priced at 5,000 baht or less), you need to stay away from the BTS and MRT.
Please note that since most apartments in this price range are owned by the building, you will have to pay higher than average utility bills. Some buildings also charge appliance rental fees and monthly fees for Internet access.

Apartments in Bangkok 10,000 to 20,000 Baht per month
Apartments costing 10,000 to 20,000 baht per month are usually larger, newer and centrally located than cheaper apartments. You can also rent a variety of smaller apartments on this budget, which will give you access to a swimming pool and your own internet connection.
The best areas for apartments in this price range are Thai middle-class neighborhoods such as On Nut, Bang Chak, Saphan Kwai, Victory Monument, Huay Kwang and Ladprao.

If you search a little further from BTS than most, you can also find some great one-bedroom apartments in this price range. Many of the buildings around Ladprao Rd have large, sunny apartments for 20,000 or less.
Apartments in Bangkok 20,000 to 30,000 Baht per month
With a monthly budget of 20,000 to 30,000 baht, you can rent a one-bedroom apartment in desirable upscale areas like Ari, Thonglor or Phayathai. You can also rent a larger two-bedroom apartment in an area less popular with foreigners, such as Ladprao or On Nut.
If you choose a popular expat area like Thonglor, you can expect to buy an apartment of 50 to 70 square meters with this budget. You may also be able to find a larger unit in an older building or an apartment complex in a less convenient location.
Apartments in Bangkok 30,000 to 50,000 Baht per month
With a monthly budget of 30,000 to 50,000 baht, you can rent a large two-bedroom apartment in most areas of Bangkok. In the more expensive expat areas like Thonglor, Asok and Phrom Phong you'll pay slightly less - usually for a large one-bedroom apartment.
There are also some great older apartments in this price range. If you are willing to live in a building that is 15 to 25 years old, you can rent a large apartment of over 100 square meters on this budget.
This budget allows you to stay in many apartment complexes next to BTS stations, thus avoiding the 5-10 minute walk from your room to the station. You can even find apartments that are connected directly to the nearest BTS station via a sky bridge.
Apartments in Bangkok 50,000 to 75,000 Baht per month
With a monthly budget of 50,000 to 75,000 baht, you can rent a two-bedroom apartment in some of Bangkok's most luxurious buildings. Most apartment complexes in this price range have amenities comparable to five-star hotels, as well as prime locations.
If you prefer a larger unit in a less glamorous building rather than a mid-sized unit in a world-class condo development, you can easily find a large three-bedroom apartment in a building that is 5 to 10 years old, and Totally within your budget.
You can also afford some mid-sized duplexes and corner apartments with great views of the city.
Apartments in Bangkok from THB 75,000 to 120,000 per month
For 75,000 to 120,000 baht per month, you can rent a large three-bedroom unit in one of Bangkok's top condominium developments or a penthouse in a mid-rise condominium building.
